Thanks, @Cody Alexander.   I would like to ask your opinion of a potential DM campaign: 

1200 total Absentee owners in the country.  Yellow Letters sends out to one hundred new absentee owners each month.  Each of the six touchs is done every other month.  So January,March,May,July,Sept,Nov,Jan would cover the first 100 while, Feb,April etc the second and so on.  Is this something you might suggest on a limited budget to make certain there is a constant flow out and hopefully a return?  Or would you suggest a different strategy?   Thanks.

You find a property and you put some of that money on an assignable or double closing contract and you find your buyer.   

But you should spend the first couple of hundred getting your license.   Get it done so nobody can complain.   And it will be an education if you've never been in RE before.

Hi All,

I am looking to connect with a Wholesaler-friendly Title Company in Ventura County.  I'm in Oxnard/Ventura City area but anywhere in the entire county is find if you care to share.  Also any advice about what to look for or expect in both involvement/action and cost of the Title Company, either percentage to price or points or whatever you feel is the way you like to look at it/calculate, please pass it on.   Thanks to all ahead of time.

I also own in NYC.  A building on Houston and West Broadway.  I own in other parts of the county, from NC to FL to TX to LA.  Multi family can mean a lot.  Are  you looking for a number of four plexes, a complex of 32+ units?  What kind of equity are you looking for going in from market retail?  Look forward to your response.

I keep seeing similar "hand written" (by a 6 year-old) yellow letters from direct mail houses and was wondering if anyone has ever sent out just a regular "letter" and had results? Something that goes through merging software and looks more like a letter that isn't trying to be "personal" because it has been mass "hand written".   What kind of letter worked/works best for you?  Thanks to all who respond.

Sorry to hear about what happened.  I'm curious to know, if I might ask, what kind of equity was in the property you were purchasing that you were gaining through a wholesaler in your area?   Here in So Cal no one I know who is wholesaling gets a deposit.
