@Diana Dorantes the question about to wait or not to wait is age old. What are you expecting from a crash/correction? If you think that the correction will bring massively discounted properties and all the money you can get your hands on I believe you may be disappointed. It is hard but not impossible to get discounted properties, you just need to know where to look. I’m picking 2 houses up this month. Both are off market and both are discounted because they need work. One is from a stalled flip and the other is through a probate deal. How is your network? It is possibly the most important facet in my business because without it I would not be getting these deals. I think the question should not be are you going to wait or not it should be, is my strategy working right now and if not how can I improve it.

@Shiloh Lundahl I had a reputable guy on here tell me that the guru education that I paid for was not tax decidable. He swore up and down that I was lying. Then there was a bunch on the thread who told me that I was crazy and it just went on and on. Like a bunch of bullies, but like in life I just shrugged and said they needed to get a better accountant. Also if you can’t be open then there’s no point in trying to persuade them, they know best.

@Yuriy Tymoshenko I’ve got a few rentals in old French town but that’s me. I’d probably stay away from south Monroe, Pershing ave that area, lots of gang activity. Saxon and that area and Hillsborough and McCaskill. I’m only saying these streets specifically because I’ve lost money on houses on these streets or I’ve had to keep it longer because buyers wanted to stay away from these streets. I’d be a bit gun shy about pulling the trigger again.
