@Noelle Pritchard Barkley if I were you, I’d first start by figuring out where you are going to get the best bang for your buck. Also where your comfort zone is when buying rentals. ie are you only comfortable with rentals on your street, rentals in the same town , rentals in the next town, next state and on. Also what class a,b,c or d. How hands on do you want to be? Do you want to manage the property/properties? A word of advice, don’t rely on anyone to give you numbers of properties because people who make money on said properties will inflate the price. There’s the old adage buy in haste repent in leisure. In real estate you can burn through $500k in no time at all. Take a little bit of your time considering what’s best for you guys.

@Katrina Nicole-Ivy Chill your boots man, assign the contracts. Don’t lose your money. Whosale, wholetail or rehab. Owner finance to an end buyer who want to fix it themselves. Pick up the phone and start calling investors in Baltimore. Jv with a wholesaler in the area. This virtual wholesaling, I hate to have you lose money straight out the gate.

@Matt Hudson don’t follow the crowd just keep doing what you’re doing and eventually you’re going to get one. People go broke by paying too much for a property. Maybe start looking further afield or partnering with a GC to keep your costs down. Don’t mess with the numbers, be conservative and it’ll work out.

@Thomas Moran wholesalers get a bad name because they are not up front with both the buyer and seller. It’s all going to come out anyway so what’s to hide. It would have been in the documentation that you signed, so it comes down to the due diligence. Did you ask?

@Renee Yarbrough it happens to everyone. I can’t tell you how many times me and my wife used to run out of money during or after a flip. If you’re in real estate it’s going to happen, how badly will effect weather you can stay in real estate. Hey there’s no mistakes, just learning what to do and what not to do. You’re going to be better for this.

@Sadrud-Din Williams I hear it all the time that people are thinking about possibly getting interested in real estate. They even go as far setting up llc’s and spending thousands to keep them ‘safe’, never to do a deal. Folks that’s the safest way to stay safe, never do a deal, save your money. I see even more people dip their toe in the water and discover by some miracle that’s there’s no trick to this, it’s just bloody hard work. Me and the wife were joking the other night about how we started with .32c in the bank and then got into 1.2 million in debt only to come out the other side with a bunch of rentals and a good story. It takes guts, determination and for me a solid family life. This business is unrelenting and will chew you up and spit you out. I’ll never stop learning and being surprised. No one’s got time for that.
