I can’t tell you who to go with but can tell you who to stay away from:

Park Centre Properties (Denis Mietz). Worked with him for about a year and then fired him. Bad management. D+ property manager at best


The list goes on. It depends on the location. Some managers are good in bad locations and some are bad in good locations. Definitely do your homework and talk to many different vendors.

Hello All,

I am in investor with a small rental portfolio in New York but am down in the Miami and South Florida area doing some market research.

Does anyone have any wholesaler or investor-friendly brokers they can put me in touch with to help my research?

I have buy and hold, ground up, renovation, and deal experience. Ideally, I am looking for smaller multi-family deals but am also interested in learning more about the flip market here.

I would strongly recommend Warren Engineering. Ask for Doug Burgasser. Tell him I sent you. They are very good at what they do and have inspected all of our apartments. There is also a book called How to Inspect a House, that gives an overview, but an engineer is still the best bet because everything gets documented. Use the book for your own due diligence.

Track prices over time. It is not a buyers market in Rochester right now but good investors make money in both buyers or sellers markets depending on what side of the deal they are on.

I’d imagine good “deals” are very hard to come by in Rochester right now. Prices are up and inventory is low.

Real estate is not get rich quick.

Samuel Spezio. East Rochester is an interesting market. It is surrounded by the wealthiest towns/villages in the county, but has not seen that type of appreciation....it may never. The upside is that tenants tend to stay for a long time. The downside is the high taxes. Some of the smaller owners have not taken care of their properties and are desperate to fill units with anyone, so it has somewhat contributed to the blight in some areas. I see this post has got little attention leading me to believe good property management companies in Rochester, NY are hard to find.

Has anyone had good experiences with any yet?

@Thomas S. I totally disagree with the idea that tenants are customers. Mike Butler’s book puts it best. If tenants are customers and the customer is always right, are tenants always right? I think not. Think of them more like employees. If they are good tenants and their request is not ridiculous, lower the rent! Turnovers are the most expensive and time consuming activity.
