Which is the best way to get access from mls!!!

Hi guy! I am new in wholesale. I was struggle on estimate the price when i do the walk through process. Could somebody tell me how to estimate roughly about 10-15 mins for to know how much rehab cost would be cost? ( thank for every advice)

@Edward Liu. We plan to negotiate with seller. I would say i will ask her for 90k. Is that a good idea?

Hi i have seen the house arv 160! The house have been rent since 2001. The owner asks me for 130k. When i checked the house. There are foundation problem, a lot kf broken tile, ex and interor paint, instead of 2, there are only 1,5 garage. 12 light, but they all old. The kidchen all wood. The house already has tenant. How much is the price should i ask for the owner?
