It's good that it was well dried.  Why did you use treated?  It's not something most would recommend doing unless you plan on it getting wet.  

It sounds like it holding up well.  Any finished pics?

There's already 10 other guys in your market doing the same thing your contractor and his partner are doing.  I wouldn't get too butthurt about it but you may want to find a backup contractor in case they get caught up in there own deals.  If you start finding off market stuff you've got your first and second wholesale buyers lined up between you and your contractor.

Go to meetups and collect cards.  Look up tax data in neighborhoods, find llc's and give them a call.  Network here on bp, ask good questions.  These people may not take you very seriously unless you have a deal.  But its still may be worth doing... You'll build your buyers list quickly once you have a real deal under contract so that should be priority number 1.

Since this thread won't die I decided I should share the car we got for my wife a couple of yeara ago... Crazy story... I'll keep it as brief as possible haha.  Quick stats first... Bought it  in 2012, 2006 escape v6 fully loaded had about 90k miles, paid cash 6500.

So I called a listing from craigslist.  Small local dealer.  He's asking 7900.  I meet him at sears where he's keeping the car... I thought it was wierd.. But whatever.  So I get there and its missing a trim piece by the bumper has a cracked tail light and a crack in the windshield.  So I point it out , he offers to fix all of it no problem... I tell him I want to take the car home today and I want the price to reflect condition etc... So I follow him to his "dealership". Its a small office in an office warehouse area... No cars for sale anywhere... I choose to ignore that red flag.  Make a deal at 6500, hand over the cash.  And leave proud of my deal.

30 days pass and no plates.  I text the guy, he says there on the way, complains about the DMV to deflect blah blah blah...

60 days or so.  Receive a letter from James wood Chevrolet saying that the dealership I bought the car from stole it along with 10-15 other cars.  They ask me to file a complaint so he loses his license.. I don't and instead try to use it as leverage to get the dealer I bought from to fix it.  He doesn't.   I called him every few weeks and had words for him.  My temporary plates are long expired.

I waited this thing out.  James wood pressed charges took it to a judge and got his license revoked.  The dealer skipped town with the cash... He was more worried about the sec for a penny stock scheme that he was running "evcarco".  James wood bailed us out and gifted us the title.  Thank you James wood Lol.  This process took over a year.

Lesson - don't ignore red flags and make sure the seller has the right to sell.

One more thing... The state of Texas waived our TTL!!! We paid it to the dealer who skipped town and apparently this happens often enough that there is a waiver that can be obtained.

2013 ram 1500 tradesman

Bought w/ 20k miles this spring for 21k @ 1.9 fixed for 72 months, blue book on it was something around 30k... The auto trader listing had a bad phone number for the dealership, it was a trade in at a Nissan lot... I googled the correct number and got a deal with no competition.  Had to drive to okc for it though.  Has the pentastar v6 and the 8 speed automatic.  Rated at 25 hwy i average 22-23 combined 40% city according to the dash and it will fit any car seat out there!

The v6 isn't available w/ the dual exhaust bumper but I splurged and switched it out.  When I bought it the po had installed a nasty loud flowmaster w/ the dual pipes hanging under the standard bumper so it gave me an excuse to redo it w/ a factory muffler and factory dual bumper... worthwhile cosmetic upgrade and now its quiet too.

You can rent out a single family with an FHA loan after you've lived there for a year or so right? That's what I've always heard anyways.
