They are happy to pay the 20% to quickly set up the rental and more passively learning the industry. Both were purchased in Cape Coral, FL.
For Full service, I would recommend looking into TurnKey, for mostly marketing Evolve and for software many investors go with iGMS.

Personally, I would choose a specific area of reasonable size. It could be a specific neighborhood or zip code or whatever. Then become the EXPERT at that area. Know every property that is bought and sold and know the values. While learning all that, spend time driving EVERY street "driving for dollars" and taking down any property that looks distressed etc. From there you can skiptrace and call/mail/text. You could even consider door knocking.
IMO the way to win in a tough market is to do the work others aren't willing to do and to have a list no-one else has.

Not gonna lie. I see all the feedback your getting, but to me, all those bids are WAYYY high at least for my area.

All looks reasonable to me, but seems like a terrible deal to be honest. If you are essentially break even ($24mo is break even at best) when your putting 20% down then it isn't a good cashflow property.
