Ok everyone, I'm taking the plunge into rehabbing this awesome little house in desperate need of some TLC. 

I'm looking for any and all advice, successes, failures, any information to help me tackle this project!

Right James, that's why I don't think I'm positioned correctly. Basically it's a real estate agent who my mother did some work with. When I came to the area I continued working with her. But the formula is basically I hunt down opportunities and she shows me the houses. She's getting the 3% on purchase and 3% on sales. Also she is the property manager for my rentals so she's earning on that. 
Perhaps she's not an "investors agent" and I should be looking for somebody who's working more to provide me opportunities? In that case I can totally justify the commissions

And really - you haven't been brought a deal by your realtor? I tried not to invest last year, and I'm not investing this year, and I still get brought one deal a week by my realtor. If your realtor is not bringing stuff to your door - get a new realtor!

If you think asking for a discount - after bringing someone over 2million dollars in business in less than 3 years - is screwing somebody, then congratulations on your extensive wealth and endless client supply. 
I have done close to all the research on deals myself aside from being let into properties and of course the contracts and other agent responsibilities. I haven't been brought a deal yet. And with the consistent referrals I give, if anyone is getting "screwed" here id say it's me.
im not even going on that level, I'm just asking if it's fair, or if anybody has negotiated deals, were the agent takes a little less than that standard rate

 Why would you try and screw your realtor? That's the last person in real estate investing you want to screw. In fact, it's the person you should be trying to pay more.

This is the guy who brings you deals or sells your property. 1-2% on a property is nothing compared to how energized your realtor will be for you.

So you knock his commission down, do you really think he'll bring you the next deal he sees? Or maybe he'll take it to the next investor that rang him up last week. 

A good realtor is making you money.

Thanks for the input Tom. 
Unfortunately I personally don't have time to take that on myself. And I'm all about people getting paid for their services... 
But, to your point, we have bought and sold 4 houses with her for investments. 2 more she holds under property management. I have 3 offers in now on investments that we will buy and sell through her. We've also referred close to 2 million in listings and subsequent purchases.
I'm not sure if there are laws or ethics involved, but at this point I certainly want to start knocking off some fees.

Realizing that people always want a discount before anything happens is a reality. It is after all "all negotiable"  A good dedicated agent IMHO is worth the 6%.  Finding a GOOD one is the much harder part.  Once you find a good one I might suggest asking something along the lines of. Hey, when I do my third home over xx$$ can we reduce the rate a tic? and approach it that way.    A good agent will not reduce the rate on the front end on a promise of future business but once you do a few deals and BOTH of you see the value in the others time and energy. Maybe then. That's my opinion.

I've been wondering about all the overhead built in to buying and selling. Especially the 6% commission on each end, closing costs and all that. To all my investors and realtors out there - should I be getting a deal at some point from my agent? And if so, any suggestions on what volume or dollar amount this would logically take effect and still be fair to all of us? and if so, how to approach it?

I agree @JOAN DICKIE - it's not my strongest suit. perhaps she can take a lead roll in that. she'd also be better at budgeting cost effective quantities for the volume. And probably get a decent knowledge base from just a few classes as opposed to completing a full certification.

I agree it must be done but that's more of a task. She's interested more in growing her education so, for example, becoming an agent. Or interior designer, appraiser. something like that within the supply chain.

I am concentrating mostly on single family flips for retail sale of to hold and manage.
