I've been trying to acquire in Gastonia for some time but the neighborhoods are still quite rough. There could be some deals north of Main if you're interested in low income but even those are super inflated at this point. Your best bet may be to get in with a wholesaler or find FSBO. once it hits MLS in this market you're quite unlikely to find anything where the numbers work in your favor

@Kelly Carter here's the short answer, it won't work. I'd be careful to speculate a 1250 rent too because there are so many units popping up all over the place. for example we just sold a property at 139k that was only getting 950 rent. And that was high end finishes, brand new plumbing, electric, recessed lighting etc... 

The market is VERY tough in this area right now which is why I've expanded my search to find cities where the price/rent ratio is favorable. I read @David Greene and have been studying intensely to figure out how to do this long distance. That's not necessarily a recommendation, just a bit of insight as I have been pounding the Charlotte area market for quite some time and have extensive knowledge of the metro area.

I'm sure there are tons of people finding deals one way or another, but I just found the margins too tight for my liking and I've decided to expand.

@Julia Bykhovskaia I would recommend L&E  properties for the Charlotte area. I've done a lot of work with them and I believe they have 500+ units under management

I understand the value of networking of course, and meetups, and there are a few that I've found informal (we meet at starbucks every monday afternoon) ... but I'm curious about these membership associations. 

What are your thoughts on the value of paying to meet with people? Have you been involved? Does it help expand you education and network? Worth the money?

@John Mason Wallace I'm just noticing this old thread and your comment from last week. I've just been through months of trying to put together development in the Belmont area. Unfortunately just this morning we came to the decision to go another route. Though I found a pretty good builder from what I can tell, the overall costs are just way too high to sustain a duplex build and come away with anything in the black... Your latest post is exactly on point. But I may be interested in your syndicated deal, or future deals of that type. Could you send me over some info?
