If all you are looking to do is bid on properties and essentially be your own "Agent", I would just get your salesperson "Agent" license and hold it with a firm like Solid Source, Keller Williams ect.

There is a LOT of extra BS and legal mumbo-jumbo you have to deal with opening your own brokerage, so unless you are looking to do just that "open your own brokerage", I think the best thing for an investor to do is just be an "Agent/Salesperson".  You can always have your own "Real Estate Company" within someone else's brokerage.

BTW, I have my license with Solid Source and am pretty happy there for what I do.

Pop Top with all the Trimmings

Trim Guys came in with a VENGEANCE!   We tend to get go a step above on our trim packages, instead of ordering doors with the pre-attached molding you see on every house, we go with a custom 4 piece detail.   Instead of using the same ol' raised panel doors EVERYONE else uses, we special order to get a different look.

TRIM is one of the things where adding a little but more doesn't cost much, but makes a HUGE impact on setting your houses apart from your competition!

This is one of my favorite features of the house! We took the OLD fireplace from the original dining room and REMIXED it into an AWESOME outdoor living area!

We used SEVERAL different finishes on the cabinetry, from White with Pewter Glaze to distressed Olive. Again, something alittle different than the White shaker that you seem to see in every house "including some of ours....  :\" these days!

Fellow ATL Investors-

(Not sure if I posted this in right forum, please move it to appropriate one if I didn't)

Anyone who has tried to pull a permit, develop property, build new construction, or even have a tree removed when flipping a house with the City of Atlanta knows the challenges and COST associated with the current Tree Ordinance.     Well Guess What...

THEY WANT TO MAKE IT SUCK MORE!

The Greater Atlanta HomeBuilders Association is hosting a fundraiser for Counsel Member Andre Dickens who could have a big impact on this issue passing.  Check out this letter, and NOTE you DO NOT have to Donate ANYTHING to attend, there is POWER in NUMBERS and the more folks we have show up the better.

PopTop Driveway 

Things are moving at a BRISK pace!  Driveway is in and Flooring Has started!   The old driveway removal ended up around 2K since it was CRAZY thick!  

Hardwoods will finish up over the weekend and Trim will start Monday!

Lucky for us, our investor on this project was feeling SAUCY and wanted to SWING for the fences on the rehab.  Originally we wanted to go El-Cheapo on the rehab "Leave the original parkay floors, low cost fixtures, ect.  He had the vision to SPEND more to MAKE more and it PAID off!

Our target ARV when we purchased the property was 375k.... we thought with an upscale rehab we could possible go 400k.... Apparently the freestanding tub in the master was a hit and we are looking to close in the 430's!

 Thanks Don!   We need to chat about RE investing in Charlotte! My wife's BEST friends from High School live there so I'm under IMMENSE pressure to start investing there!
