This may not be your thing but placing handwritten bandit signs in the area where the house is located will have your phone ringing off the hook and a great way to add to your buyers list

Chris is correct but sometimes the mailing address and the property address may be the same address. Uh Oh, now what?
You can go ask the neighbors on that street about the property and do they know how to contact the owner. Some people may not wanna give you the info so you give them an incentive to get the word to the owner by offering them a $500 or so referral fee IF YOU CLOSE ON THE HOUSE. Some will help you for free because no one wants vacant and sometimes ugly properties on the street where they live.
There are other ways but that's a good start.

Obviously each deal is different but from the example you gave that's not gonna yield a bigger pay day in most cases.
Now once you get into properties that may have a ARV of $150k or so then you should start to see bigger paydays because of the potential equity spread.

Very possible, that's only 1.33 deals per month or 16 deals per year at an avg of $5,000 per deal.
Just get your motivated seller calls to around 3 to 5 per day over a 30 cycle and you should be able to accomplish that without any problem

Charlotte is not that far for you to do biz in that market, $2000 is a serious marketing budget
What are you spending that on?

Soak up as much as you can here on BP and what FREE info you can get from YouTube. The process is as simple as it sounds but not easy to put together.
Your first deal may be the hardest deal but what that first deal will show you is that this is a real opportunity and for many folks it can change their financial situation forever.
There are not many business you can start and be profitable on your very first transaction.

Yep, felt the same way with a head full of knowledge when i started. Get out there and just get your phone ringing with motivated sellers.
The great thing about wholesaling is that it will allow you to make mistakes and you don't loose your shirt. DON'T BE AFRAID TO MAKE A MISTAKE OR TO SOUND UNINFORMED.
Those mistakes will be valuable lessons, get in the game son, even Michael Jordan missed shots, tons of them.

Ms. Jones, I would advise you not to look for deals but let your deals find you thru your marketing efforts. Well let me say, it's ok to LOOK FOR DEALS but don't let that be your main source for deals because this biz can be very frustrating even when your phone is ringing off the hook.

Action is always good but I wouldn't do anything else that doesn't concern getting your phone ringing with MOTIVATED SELLERS. Nothing you've already done will matter unless you start speaking to sellers. I would make it my goal to speak to 3 to 5 sellers per day, that should translate into 3 to 5 deals per month.

I recommend getting him to settle on a price first and then tell him how much you have it under contract for, if he is not cool with what you are making then this is someone you don't wanna deal with because you want to deal with repeat buyers which means building relationships. YOU ARE NOT DOING THIS FOR FREE AND THEY KNOW THIS
Don't be afraid to turn their offer down if they try to low ball you after they know your contract price, IT'S OK
THE ONLY WAY WH WORKS WELL IS with CONTROL
Oh, it needs to be a cash buyer, no convential buyers
