Hey Sebastian

1 Life is a great charity and fantastic way to get involved in your community to help teach and mentor kids that don’t have the opportunities we have. My wife and I are also M1 alumni and definitely recommend it if you are serious about success.  Rock is a fantastic guy and we are very grateful to him and the M1 community he created.  M1 is continuely evolving and improving and we have several local people in Charleston.  We are also in the process of organizing a local meetup centered around like minded people that want to learn more about it first hand to and discuss what it is doing for us.

Happy to answering any questions or put you in touch if you are interested in signing up.

What specifically are you doing to play defense against this change you're predicting?

It has already started in anticipation of what Trump is going to do to deregulate the finance industry but good news is if Trump relaxes the regulations on the finance industry then loans hopefully will not take so long to close.

This is straight from our lender,Tabor Mortgage, here in Charleston, SC. They are telling us and our clients to kiss 3% home mortgage rates good bye mainly due to the deregulation that Trump plans when he gets in office. Bonds are also taking a dive. 2017 is the year of 4-5% rates, which is still low but will hurt your purchasing power.

Time to get off the real estate fence, folks - the 1 Year LIBOR has increased, and mortgage rate is going from 3.125% to 3.875%.... the bottom is gone... but some folks won't "get it" and then they will experience the "top" or just plain not be able to buy.... remember every 1% increase in mortgage rate can reduce your borrowing power by 10%... is !250k only affords you $225k a year from now... that's a lot... if you are on the fence... get off of it... if you're thinking about selling.. do it... before you get double whammied.... (less buyers because of higher rates plus you gotta pay more interest to buy your next home)

Great passive income rental.  Exceeds 1% rule.  This property is for sale for $91,000 or lease purchase for $5,000 down. $905 rent with $100 rent credit.  Also has a huge storage building with electric on the property that can be rented out separately for $150-175.  I may consider some short term seller financing with decent downpayment and the right terms.

Gorgeous cottage style home with new roof and a large workshop!!! This cozy home was remodeled in 2010 and waiting for you to move in!!! When you enter the property through the front gate the first thing you will notice is the beautiful and stately grand oak tree in the front yard. If the shade from the grand oak is not enough the large covered front porch surely will suffice. The porch's wrought iron porch columns are a pleasing bonus. The porch is plenty large enough for several people to recline in their chairs and enjoy a glass of ice tea during the summer. In the back yard is a new, large workshop with electric and roll-up door that makes a great escape for the woodworker or handyman or for lots of extra storage.

The large yard is completely fenced in with a large double drive thru gate and separate walk through gate. The perimeter of the property also features an electronic pet fence for pet lovers'. Attention was given to make this home as low maintenance and energy efficient as possible. The exterior of the home features low maintenance landscaping and new energy efficient insulated vinyl windows and siding. Insulation was added to the attic and crawl space to help cut those electric bills. HVAC system will keep you cool on those hot summer days. Inside the tank-less hot water heater provides endless amounts of hot water for those long showers or hot baths.

Once you disarm the security alarm and step through the front door you find yourself in the welcomed by the warm carpeted living room. You will notice the upgraded ceiling fan with smooth ceilings throughout the house. As you move into the kitchen all the appliances you see will be included in the purchase including the stack-able washer/dryer, fridge, self-cleaning smooth top range and over the range microwave. You truly need very little to move in. The newly installed kitchen cabinets feature crown molding all around with ample cabinet space. As you enter the hallway the updated bath will be on your left. It includes the original durable metal tub. The large window is a nice touch and provides plenty of natural light as you relax in the tub. The tub area is enclosed with ceramic tile and features a curved shower curtain for extra space. The warm and inviting carpeted bedrooms will be ahead awaiting your retreat. Both include ample closet space with shelves and ceiling fans.

Privacy was kept in mind and all windows include blinds already installed. This home is located directly across the street from Trident Tech making it very convenient for students and faculty as a home or as an investment property. This area is zoned future commercial and experiencing new growth so it could also make a nice office. The owner has this priced this home to sell and expects this property to go fast!! Flexible owner.

Thanks Troy I will do that. I work with other realtors also so if you have any listings or ones about to expire where the seller says "If it don't sell I will just rent it"...then give me a shout. I will protect your comp so you still get paid on the sale and seller gets his asking price so a win win win for all😀

Hey guys,

I know a large percent of wholesaler deal numbers don't work for wholesaling.  I love to do lease purchases on these deals so if you would like to still make some money on those deals by referring to me then give me a call or text.  Price doesn't matter.

I am coming to Lawton, OK for a few days and to look at some investment properties in the area and get a lay of the land. Is anyone available from that area that is knowledgeable and active in the real estate investing market that would be interested in meeting up to discuss? This may turn into a partnership down the road. Shoot me a PM.
