I actually talk to her tomorrow about listing it but would like to do a cash deal since it would make a great cash flow rental so not sure which way it will go.  Home is takin care of and already has a new roof and HVAC per the client but I will know more tomorrow on that.

Awesome brother! Can't wait! I am actually getting my wife to sign up for the women's M1. I can't even imagine what we will accomplish with both of us rockin it!! Look out world! We are putting aside money to do some events. I will see if we can swing Montreal my wife is actually from Ottawa Ontario.

Chris, that is the way the market is right now. We are seeing multiple offers on many properties again on the retail side so on investment it is crucial to move quickly and your first offer better be your best.  There are still some good deals to be had though.

I went and really liked some of the things they discussed, and decided to sign up for the 3 day workshop they advertised for about $100, not too bad I thought. The workshop was great but it all lead to the 30k+ mastery course they were trying to sell. They take you aside and try to pump you up to buy it right then and there, and in the moment you want to just go for it. But luckily I declined knowing there had to be better options, which lead me here!
