I have a lawyer to take care of the paperwork and contracts and an escrow/servicing company to handle the payments. But I want to work with a Mortgage Broker well versed in Lease Options to help prepare a tenant-buyer to get a mortgage in 1-2 years if they go into a credit repair program.

Not all Mortgage Broker's understand Lease Options that is why I am looking for one who have done loans for buyers with a Lease Option Agreement.

Hello,

I am looking for an investor friendly Mortgage Broker in Arizona (East Valley) who have done loans for buyers under a Lease Option Agreement. My flipping business primarily does assignments and wraps, but am incorporating lease options and seller financing in our deal structure options.

I have a Birddog send me a vacant property that clearly has been boarded up for over a year. I did some research to track the owner and it says that the property is owned by the city. I’ve always negotiated buying a property direct to seller. What do I say to the city? What are my next steps to take down the property from the city to either wholesale or buy and flip it myself?

Yes, I highly suggest running the CAR form with a real estate attorney. They will tailor an addendum specifically to your real estate investing goals (wholesaler, flipper, non-licensed vs. licensed)...a CAR contract you use with the addendum, which over-writes certain provisions of it. 


I did this when I first started investing in California and helped me sleep better at night knowing I had my *** covered legally if anyone tried to get trigger happy with suing my LLC.

Hey BP!

I have relocated to Arizona and am expanding my flipping and wholesaling business.

I am building my network of wholesalers, investors and real estate professionals. I am quickly doing deals here and want to grow my investor contacts quickly. If you are a buyer, I'd like to know your basic criteria. I have done my market research and am focusing on top 10 zip codes of buyer activity in Maricopa and Pinal County so if you buy in any of these counties, I definitely want to connect with you. 

I am still doing deals in Northern California (Sacramento, Solano, Alameda, Santa Clara counties) so if that is your market too, connect with me as I will continue to market and do deals virtually from Arizona.
