@Anthony Catoni How’s the market where you are for SF investing? I’ll actually be in the Columbia, SC area at the end of January. I plan to also look at some properties while I’m there. Any advice on good areas for SF and MF? I can DM you for criteria and other questions.

@Matt Nico Are you renting by the room or doing Airbnb for those numbers ($700-1000 per property)?

@Jason Malabute does sound like a rough year but acknowledging the challenges and taking them head on will prevent the same thing from happening in 2021. I would renegotiate the agreement with the PM or find a new one. There is no way I could agree with a mark up on repairs. I would rather only payment on rent collected so he/she is compensated for work performed. Good luck on 2021!

@Chris Witham - In my opinion cash is always the best option when it comes to financing a deal. I agree with you on relationship building with hard money lenders is important. I’m doing the same thing with a flip (or possible brrrr) in Orlando. DM me if you want my contact.

@Nicholas Barbera I’m not familiar with Turnkey companies. In either option make sure you factor in ALL costs and see if the numbers work. I would think you can get a better deal from working with an agent and finding a turnkey listing. Deals are getting tougher to come by right now. I’m in Orlando and flippers are wanting top dollar. DM me if you need any advice on a particular property or area in Orlando.
