I got lucky - none of my rentals had burst pipes, though my hands were hurting from the cold from installing pipe insulation on the outdoor pipes. @Chris Hopper that's solid advice. The one house with PEX was no problem, but my new primary has copper which burst and put 2in of water throughout. The day before I had just installed vinyl waterproof flooring, so it certainly could have been worse.

PEX and/or drain the lines and shutoff at the main is the way. Tenants aren't going to be as careful as we would be.

I ask 1 mo rent, $400 pet deposit and $10 / mo per pet, as basically all pets cause some damage. No cats, no big dogs. I also want to see a clean rental history.

Hey all, I'm glad I came across this thread! I'm a former mortgage broker, recovering tech manager, and a new property investor currently living in The Woodlands. It would be great to get together and do a socially distanced sync, possibly at an outdoor venue. I figure it may be useful to create a regular happy hour event where we can all get together.

I'm happy to organize. May I suggest Escalante's Fine Tex-Mex & Tequila? They have a decent swath of outdoor seating off Lake Woodlands where we could take over table or two, have a drink, and connect. I'm thinking to kick it off we set a time to get together once a month and see how that goes.

I'm very flexible on the date and time. How about we meet this Wednesday (7/29) at 6:30 PM.

My wife is from The Woodlands, and we've escaped the chaos that is the SF Bay Area right now for a larger quarantine housing footprint, and also so I can start picking up properties in a place that's a little bit more sensible. Networking is complex in the age of Covid, so taking more targeted shots is important to me.

@Jesus Garcia slightly off subject but do you have any meetups in Houston that you recommend? I ran into a couple that were mostly just advertising funnels for someone looking to split deals.

The description pretty much says it – does anyone have an attorney they would recommend who is familiar with Texas real estate law? Ideally, this would be someone that can help put together private money loan paperwork and is also familiar with off-market real estate transactions. All suggestions greatly appreciated!
