I think this is a great incentive to help tenants pay on time. I would advise to better outline the details so that one tenant isn't frustrated hey don't receive. Again seems like a great program but I would check with an Attorney.

Although I do believe you are overthinking this a bit I have come across the dangling feet problem in one of my rentals. Home Depot offers a great elongated bowl toilet with all bolts and wax ring for $88 in my area. I use them in all of my units. Only issue is exactly what you state. Shorter tenants have dangling feet.

I like the idea of the deposit slips. You would just have to have them send you a text when they made the deposit. On a side note. Your bank may have some type of card system you could set up and have a personalized card for each tenant.

Overall I think it's a good point to take pictures with the seat down. On a tenant note. I agree with the others. If as a prospect they chose to complain about that, I can't even imagine the maintenance requests/complaints that would come through.

Will Horn sounds like you are in amazing shape financially! My wife and I started out investing in multi families a few years back. It has its up and downs but overall it's a great wealth building tool.

I've completed it both ways. It all depends on the amount of time and the amount of control you'd like to have over a project. I think there are benefits to both. Managing all of the subs yourself will require more time and your own list of great vendors. Most people will go with a General Contractor to manage the whole project just because they do not have all of the underlying tradesman to complete a project.

Harry Gamble Based on your experience as an attorney how do the security deposit laws work in your area? I know is RI and MA we send our owners the securities deposits directly to be held during the length of tenancy.

Based on my experience it seems like all the details you describe are pointing to a successful tenant you should rent to. Did you discuss tenant criteria with your property manager before giving them the listing?
