Tristian Cox typically you should give your tenants a move-in condition checklist to make sure you are on the same page when they move in. This document also serves as a reference when they move out. I know these are inherited tenants so if they were great tenants I wouldn't be tough on them. Just something to put in place for your next tenant.

Kenny Oliver You're best bet may be to talk them through the numbers. Presenting the realtor with your analysis of the property may help coach them to your price point. When you start including things like vacancy, capital expenditures and property management fees, these are fees a realtor sometimes overlooks in a P&L. I have previously negotiated a deal down. Y almost $80k. It all depends on your approach and consistently following up. Let them know you are very serious and can get the deal to the closing table

Bob Bartel I would recommend checking out rentometer.com it may lead you down the path your looking. We use a two favor approach to develop rental Comps that starts with rentometer and then we actively search listing in the area we will be renting.
