@Dave Passey I definitely appreciate it, all the houses similar have been selling pretty low im guessing bc of the area and like i said no houses have been renovated...

When pulling comps to find ARV, are we supposed to be looking for houses that are renovated to compare?
Also if there aren't any renovated houses in the neighborhood to compare to, is that a red flag?

I was d4d today and looked up a house that had the owner named as a Trust. What does this mean exactly? Is this still available to wholesale?
