I just can't stomach one color paint jobs... I wish I could.  Even in my Sec 8 properties I do ceiling, walls and trim in different colors/sheens (and occasionally an accent wall if I have some odd leftover paint).  Now granted, they're always the same colors, but it looks so much more like a home.  If I had apartments I might feel differently I guess.

I can't speak specifically to REOs, but here in Louisville KY residential inventory available is 24% lower than a year ago.  We've got 4.7 months worth of inventory available versus 6.2 or 6.4 (depending on who is doing the math) a year ago.   

Anecdotally, from my own experience, everything is high and just going higher.   Ha!

Yes, you can quit claim a property in your name into your LLC. Be careful though as this will void your title insurance policy. I've heard that you can do something called a warranty deed but I've never done one. To get around this issue I had title insurance name my LLC as an insured party as well.

I'm not a lawyer though, your mileage may vary, yada yada.  :)

@Neal Bratton What's important to you?   I'd recommend the Highlands, Crescent Hill, St Matthews and points further east.

I twice purchased duplexes in hot neighborhoods because I wanted to live in that neighborhood, not because they were cash cows just rented out on their own.  Both worked out beautifully due to appreciation and I got to live where I wanted (subsidized, but not free) for 15 years.  I live in yet another duplex today that is more modest, but will be a solid rental when I leave it (and I'm not counting on any appreciation).

With that said, I'd make sure you can cover the entire mortgage should things go south for a few months.  If you don't have savings or an emergency fund you can tap you will most likely be hurting at some point.
