@Henry Montgomery III, Welcome to BP! I am a young investor starting out, and I am putting offers in right now to "house hack" multifamily properties. WHY? Because I have a job I love that pays good money. This in turn makes lending and money for down payments easy. HOWEVER, if I hated work, had less access to financing, more free time, etc, I would want to flip - potential for great profits, but usually is time consuming.

TAKEAWAY? Know your GOAL before you decide on your strategy. Best of luck!

Hi Alex! I actually live in Bremerton right now, and it's a great little market right in Seattle's back yard. I actually consider out of state investing because price/rent ratios are better in other states with lower point of entry; however, right now it's hard to beat the PNW for an equity market and there are many people here making it work. Hi @Maria Burks! Out of curiousity, do you now live in Washington, or are you out of state? I know that the returns in other states are quite a bit better for cash flow, so I'm curious about why you chose Washington - maybe you see a trend in my market that I'm blind to! Good luck :)

Everyone, thank you for your input! Currently looking for both buy and hold rentals and flips at the same time, my market supports both types of investment when done right, and there is enough available in the HELOC to make cash offers. I'm looking at FHA for an house-hack situation.

I will probably be asking a lot more questions as I go through the process! My goal is to have (combined with my boyfriend who is also buying) 1 million in assets by 2018

Hi BP, How should I structure this partnership? My parents are willing to "play bank" out of their HELOC (variable rate 4.5% base). What kind of agreement/return is typical? Would you do this over a conventional loan? FHA? Thank you for your input!

@Evan Thomas, your point 4 above is exactly why REI appeals to me over traditional retirement savings. I like an asset that will produce cash now as well as into my retirement, where I will have the flexibility to guide my own investment more than rebalancing a portfolio once a year until I'm 65 ;)

@Cameron Tope, I wish I was in your situation! As a young professional - emphasis on young - my paycheck only stretches so far. Working on that though ;)

To add clarification, I'm not looking to take money out of my 401k or Roth IRA, at least as of now. I'm just considering the impact of reducing future contributions.

I will run the numbers :)

@Trevor Ewen, I like how you think about investment temperament changing, I'd never thought of it like that but it makes perfect sense that once you are actually living off investments, you are more interested in preservation than growth
