@Kristopher Hanks thank you for the input, we will find out what forms are needed and when the expiration date is, comps should be no problem to find :)

@Matthew T. thank you! I didn't know there's a certain month for increases. Comps should be easy to get, we are going to talk with our local housing authority to get a clear picture of the ins and outs as well.

Morning! Just closed a triplex and found that there is a section 8 tenant (undisclosed by seller) whose rent hasn't been raised in ten years. Current $800 and HUD's fair market for our city is $1574! Any advice for working with HUD for the increase? I would like to keep the tenant. Thanks!

I feel like the conundrum I'm in is that the whole reason a private money partner would invest is because they are seeking return. The person I have in mind makes so much, they don't care about investing or even saving. So I'm not sure what would incentivize them to enter a partnership. Should I find a creative incentive, like donating the gains to their favorite charity? Am I barking up the wrong tree entirely and should find a different partner?

Hi Team!

Any advice for pulling the plug on asking someone to be a private money partner?

We have a great mentor/mentee relationship; I don't want to alienate one of my most valuable connections by asking for money, and I know he doesn't care about investment return, etc - he would just be doing it as a favor to me.

I've already got my first and second deals underway via my own cash/credit, now that that is tapped out I want to work on private money before seeking hard money.

All advice appreciated!
