Hey Paul.  What areas do you consider "war zones"?  New to real estate investing and only been in the area for 2 years.  Any help is useful!  Thanks.

@Kevin Hunter Thanks for the advice as well. I like the plan to start nearby. I used VA for my current loan, though I don't think I could for additional properties unless we House Hacked, which with our first kiddo on the way isn't right for us at the moment. Open to ideas though!

@Patrisha Leybovich I may take you up on that offer.  I had (what I believe was) a great realtor for purchasing my first home.  But I have no idea if he would be good for an investor as well.

Hey everyone!  I'm Charlie Cameron.  My only background in real estate is owning my first house, which I currently live in.  BUT I spend much of my free time working on stock market investing online content, blogging, and online courses.  Recently a friend brought up a bunch of the advantages of real estate so I've been running the numbers and educating myself as much as possible!  I've listened to 15+ BP podcasts in the last week alone... I sat through the webinar last night as well. 

I've been building a spreadsheet to compare a specific real estate investment to the S&P500 over 30 years.  Super fun exercise... I've spent 6+ hours on it and hasn't felt like work!

It seems too early to tell, but since my wife and I are both active duty military I think that good deal rental properties - likely multifamily for the better margin - is what may suit us best.

Since we move around every 4 or fewer years, the hardest decision to make is WHERE to invest.  Dayton seems decent, especially around the Air Force base properties rent and sell immediately.  But I just don't know about owning multifamily properties in downtown Dayton (where most are) and then moving away in about 2 years from now.  Perhaps in that time frame I can build the team I need with the right property managers to make it happen?  Thoughts?
