Oh one other thing from an investor perspective: you do get multiple exempt personal transactions per year.  So 100% commission on those, including entities owned by you (if your investments are in entities).  I like that part.

Hey @Debbie Beckford.  Let me just add to what Nadine said.  eXp does not yet in to property management (haven't seen any news on it either), so if that's what you want to do with your brokerage license, not possible.  

If you want do do sales, you can still hang your broker's license and create your own team as you could anywhere and just be "brokered by eXp realty".  I'm part of a team that if I create my own leads, I still get my 80/20 split (up to the low cap).  If I take a lead generated by the team, then I split some more of my commission in return for the lead.  Gives me the flexibility and allows the team lead to benefit as well.  

Like Nadine said, being brokered by eXp does relieve liability for those under you, but of course integrity is still a paramount core value.  

In addition to the team structure benefit, brokers who come to eXp have reported reduced expenses and can also earn though revenue share.  

Definitely the support structure can and probably will change.  eXp has 400+ support staff that your agents would gain access to, mentors, etc.  As a sponsor, you also have an obligation to support your agents and point them in the right direction.  And then if you do opt for a local team structure, your obligations are of course more in depth to support the team.  

I can point you to some articles and videos of entire brokerages that are coming to eXp if that's useful.  

I couldn't tell you if it would be the right move.  Just like everything else in life, while an option may be fantastic for some, it isn't for everyone.

Hey @Amanda Maldonado, welcome.  Definitely consider a brokerage with mentorship opportunities, especially for commercial.  I was assigned a local mentor within days of joining.

Hey @Zane Gifford, can you clarify?

Is your wife looking to partner with a listing agent - should you basically get paid for the leads she’s generating for another agent to sell? If your wife doesn’t want to be doing sales, she could just partner with an agent and get a referral fee for every lead (that way wouldn’t have to pivot to a new business area).

Or is she lacking the training/mentorship she needs to learn the listing side of the house which she’d actually like to learn and do herself? Your broker should be proving that value to you.

Welcome @Chris Wheelus.  Go out there and crush it man.  You can still invest in Virginia, especially since you have a feel for the local market.  There is a great BP podcast about an Air Force guy in Korea buying 20+ SFHs in Alabama.  I buy multis out of state since I PCSed from the Midwest to Florida.

@Todd Powell love the responses.

Like many, my number is $10K. BUT, my goal by end of 2021 is:

- $4K “passive” income from my multifamily

- $4K passive income from eXp Realty rev share

- $12K from active real estate sales (cause fun!)

And to NEVER stop growing. I want to afford that Porsche 911 and match that payment with charitable donations at the same time!

@Brandy Carter!  Let me give a far less experienced view than @Johnathan Greene.  I went directly to eXp as a new agent.  The huge amount of training and mentorship I'm getting is incredible.  As a cloud-based brokerage, a mentor walks you through your first transactions, your broker is always accessible, and you have access to live and on-demand training of every kind.  Plus, I joined a local team of agents so if I generate my own leads, I keep my 80/20 split (until cap), or I can choose to take a team lead for part of my split. 

The REAL reason I joined was the maximum value and flexibility I would get as a part-time agent and investor.  I can't necessarily ditch work to go to a M-F training.  With eXp, I don't have to.  

In today's day and age, where everyone finds their homes online, a cloud brokerage makes sense to me.  But like everything else in life, it may not be best for everyone.

Hey @Michelle Verdugo! I got my license AFTER getting 24 multifamily units, and I have learned a ton and continue to do so. If you love real estate, I’d definitely say it doesn’t hurt!

If you plan to use your license for your own investments, pay attention to disclosure rules and to brokerages that are beneficial for investors.

I love networking with people, especially investors and military, so this is a fantastic way for me to serve others and earn commissions doing so in order to buy more of my own investment property.
