@Brian Murphy yes. You’d simply be “brokered by eXp.” eXp is also partnered with Regus, where you can use shared office space to meet with clients as needed.

@Orlando Colon - the ladies above must be amazing agents.  They are 100% right.  Relationship building.  Provide value to people and they will want to work with you much more so.  

Even with my multifamily properties I feel this way.  I take these properties and turn them around.  Provide actual repairs, support, and services to tenants.  Crazy concept, but in the places I invest, seems like a foreign one!

@Kim Dills!  As a newer agent (I was a multifamily investor before), I'm pretty happy with eXp.  The reason I joined, perhaps different from many others, is the flexibility to transition from an entirely different career field to real estate, without needing to show up or commute to training in person (which is usually when I have work).  

Once I was onboard, I learned that the value really is there all the way around: I'm talking about the overall picture, taking into account the 80/20 commission split, low cap, nationwide network, training, broker availability, mentor program, discount stock, and revenue share.  

As a millennial, a cloud brokerage makes sense to me.  I have both a local team I'm part of, but also a national network.  I neither want to go to an office or feel that I need one.  

Like I tell everyone interested in eXp, a single model is never going to the absolute best model for everyone, but a new model is always worth a look!

Good morning BP community!  I made a new friend last night, great guy that is working as a licensed agent for a complete transaction wholesale company.  He wants to get in to investing as well and is looking in to house hacking a duplex or triplex in the Tampa Bay area.  

Problem is: he doesn't think he can get an FHA loan. He has a girlfriend who has been with her current employer for a year ($3K/mo), not married - he says she has an awesome credit score. He switched to his new company just a few months ago but doesn't have a lengthy history. His worry (and mine) is that he wont be able to prove required debt to income ratio for a low down FHA loan.

Are there any local Tampa lenders you'd recommend talking to?  At least to figure out what he has to do to qualify?

@Jennifer Olson I’d go by the number of ratings and average rating. I took a groupon course and it worked great for me (FL). Have a friend taking a virginia one as well.

Hey @Valeska Nemetz. I sold my last home military by owner in 3 days, prior to becoming an agent.

The agent was fantastic to work with, of course she got her commission and I did my very best to make her job easy. As an investor I was comfortable with negotiating, images, descriptions, and pricing.

I thought that was all I needed but at closing I ended up about $2K shorter than I anticipated. If I’d had an agent I’d have known that my county wrote contract default such that I’d be paying ahead in taxes.

Ended up fine for me but I wouldn’t recommend it to folks not involved with real estate (even with my agent hat off).

That being said, are you talking about yourself doing it?

There are definitely more nuances to know for commercial deals.  I won't pretend to know a lot more than the apartment realm.  But you should easily be able to refer your client over to an agent within your brokerage with more commercial experience for whatever referral fee/percentage you decide on.

Welcome @Alexander F.!  

On one hand you could definitely just team with an investor friendly agent to build your business.  If you really want to focus on the company as a whole (work ON your business rather than IN it), then you don't need to become one yourself.  I was an investor prior to becoming an agent.  

That being said, if you ARE interested in the day to day activities or at least starting there, or are interested in maximizing value early on, then you could certainly become an agent.  The difficulty in doing so varies by state, where are you located?

As an agent you could earn commissions on properties you planned to buy or sell anyway.  Plus there.  With eXp Realty, I get up to three personally exempt transactions a year which is cool for investors.  

Since you no so many agents across the US, you can use that network for referrals as an additional income stream.
