Hey Anthony, sorry I wasn't able to get back to you before today, but I haven;t had any success yet with recommendations.
Suggestion: Most REIA's will allow you to attend your first meeting for free to get a feel if their group is right for you - you might want to give that a try.

Hi Anthony, welcome to BP. I can ask some of my friends in the NYC area what direction to put you in - I'll come back and let you know what I find out.

Have you compiled a list of buyers?
If so, if you buy at the right price, you really shouldn't have a difficult time getting buyers, if it really is a deal.
As far as your purchase agreements go, having a financial contingency clause in place stating that the offer is contingent upon you (the buyer) securing financing from xyz lender should be suffice.
What that does is it lets the seller know upfront that you will purchase based on you securing financing and that your not hiding anything.
You really do want to go into each deal with the intention of closing it.
*Disclaimer*: I am NOT an attorney - this is just my practice - seek the advice of a real estate attorney to explore this further.

I agree with Rich. I'd to add that I want to review the leases and see which months have the greatest exposure.

Is your friend a member of REIA? That's a good start. What ways is he marketing for buyers?
