 Thanks Theresa! Even though they haven’t been blasting music lately, with all the past drama I no longer want him here. Do you have any special tips on moving forward to get them out the property after his lease is up?


 Find out how much notice you have to give them and give them that amount of time. Make sure you send it registered mail and have them confirm receipt....or do an inspection (with proper notice) and drop it off then-bring two copies and get them to sign the one you keep.

I'd work on getting her out and dealing with the problem.  If it is 10 days, tell her you will pay for the hotel (you pick), but that's it.  She's on her own for food (don't tell her that, but just say you'll cover the hotel for X nights).  Does she not have insurance?

When it comes to lease renewal, I'd also work on getting rid of her.

You are quite a bit below market.  How long do you plan on keeping the house, how much would it take to get it to market value with renos?  

Talk to the tenants and I'd increase it by more than $50.  You could stagger it ($50 now and $50 in 6 months).

I've had tenants before who get paid twice a month and found it easier to pay me on the 1st and 15th.  We did that because otherwise they were late and it was a pain.  If the tenants are always late, why are you renewing their lease?

It depends on what the norm is for your area.  I provide all of the appliances as I don't want tenants moving appliances in and out or worrying if they have connected them properly.

I'm also guessing some foreigners who used to spend the winter there are selling their homes now.  If there are lots of homes on the market, then that's good for people looking to buy.

 What is the market like where the rental is?  3 months is a long time for a vacancy even in the winter.  I'd start looking around for a new PM.

My PM includes any invoices for repairs in the monthly statement as a line item. I can then go into their portal and print it (if I want a copy) for my taxes.  Also at the end of the year, they send me a summary of my income and expenses for the year for my taxes.  I do have to ask for the annual statement now, but the person who did their books previously automatically sent me.

They are a bunch of cheapskates.  A few days with an old furnace won't amount to much on their bill.  Tell them no.  If they are already asking for discounts, it doesn't bode well.
