It depends on what the norm is for your area.  I provide all of the appliances as I don't want tenants moving appliances in and out or worrying if they have connected them properly.

I'm also guessing some foreigners who used to spend the winter there are selling their homes now.  If there are lots of homes on the market, then that's good for people looking to buy.

Start by talking to their case worker and letting them know that you are doing so.  Also tell them that they are in violation of the lease as it should include a statement about other tenants having a right to peaceful enjoyment of their unit and they are in violation of that.  Also get a copy of the police report for your records.

Quote from @Kristin Vegas:

@Nathan Gesner thanks for taking the time to respond, i do have a question: i own 2 homes and one of them now is vacant, the tenant moved out and march will be 3 months of vacancy. the tenant moved out december 31 and the management handy man finished the respair almost the end of January. nothing major just paint the wall and some carpert cleaning. so far i received 2 applications but it was denied because they didn't feet the criteria, because these applications the management guy which is the owner of his company as well said that there were more applicants but he didn't even bother to send it to me because those applicants had bad criminal records. last week he said there was. more applications and he was going to check it but i haven't had any responses from it. today i called him to ask qbout those applications and he sounded a bit upset and said that he was gonna check it today, same thing he told me last week, i also asked his helper and she said that he was the one encharged of my rental. everytime i call him he sound busy. he seems to be all over the place and sometimes i think that he is just not taking the time with my property. also last week i told him that if he could pls change the description of my property online and to add that i accept section 8 tenants and he said ok but still hasn't happen because i check the description and is still the same as it was, i'm new in this and any tip i will appreciate it 🙏

What is the market like where the rental is?  3 months is a long time for a vacancy even in the winter.  I'd start looking around for a new PM.

My PM includes any invoices for repairs in the monthly statement as a line item. I can then go into their portal and print it (if I want a copy) for my taxes.  Also at the end of the year, they send me a summary of my income and expenses for the year for my taxes.  I do have to ask for the annual statement now, but the person who did their books previously automatically sent me.

They are a bunch of cheapskates.  A few days with an old furnace won't amount to much on their bill.  Tell them no.  If they are already asking for discounts, it doesn't bode well.

Why not get a MBA? If your long term goals are in business, may as well get a grad degree related to that and I'm sure they have a lot of online options.

I would simply tell them no.  Tell them the new furnace is much more efficient, so they will save on their electric bill down the road...and they didn't complain about the 'high' electric bill before, so they didn't think it was a problem.

Give him notice and if he doesn't follow the terms of the lease, tell him he has to find a new place to live.  If he's repeatedly late on rent, his room is a mess, etc...do not try to work with him because he doesn't care.  Get rid of him.  You might work with someone if they lose their job and let you know, but find another job within a few weeks.  You do not work with someone who repeatedly breaks the terms of the lease.

I'd also talk to section 8 to let them know you are buying it to ensure you get the rent for March.
