@David Barajas if you can find an asset or property management company looking for internal accountants, that may be the best place to start.  There you can really get a feel for what goes on.

@Julian Riezgo, there's a simple way to find out.  If you have the property in mind, call the credit union and see if they'll do it.

Why must people post this without where they are. Without knowing a location, it makes it hard for locals(who know how the area works) to comment effectively and you get a bunch of fools like me commenting. @Troy F., not sure what you're hiding, but where are you?  You can always contract a lawyer, or the seller can draw up the PSA. 

Also, how did you determine what a better price was? Just because something is below ask doesn't mean it's a better price.  I do hope this works out for you, but in my experience, a good realtor is worth their weight in gold.

@Daniel B., I'd check with a local attorney and find out what the costs involved would be, as well as the "better" rate you'd be getting.  If it will only save you a small amount, it may not be worth the hassle.  Good luck!

@Ken Krueger, what's your thesis behind getting it? Finding a broker to sponsor you is easy, but depending on what you want to use it for, it may not be worth it.

@Joseph A Berrios, a cash-out refinance would be the best option.  Is it commercial or residential (1-4 units)?  Either way, I can make a referral for both scenarios if needed.

@Xavier Martin, it depends on what you're looking to buy, if the pricing makes sense, how much capital you have on hand, and how quickly you can save up funds.
