@Joyce Williams some have slowed down due to less workforce at county offices, but closings have by no means ceased in New York.

@Shanai Rogers title insurance has been deemed essential in most states. Unless it's different in CA, I'm sure they're still open. Have you called any to see if they are? My firm is still operating, just with 90% WFH.

@Erica Howard why did you want the house delivered vacant? A section 8 tenant is a great tenant has the monthly rent mostly guaranteed by the government. Evictions are extremely costly and time consuming in NYC. I have a LL/Tenant attorney I can refer if you need advice.

We plan on linking up with a real estate attorney and CPA in out in area who have experience working with real estate investors, just to make sure that our ducks are in a row before we start.
Some banks may also change their lending parameters, despite the personal guarantee. A Chase or BOA may not even lend on it, but a smaller local bank will.
Good luck!

@Josh Thomas, I could make an introduction to bridge lender, as that seems to be the type of relationship you're looking for. Let me know if that would be helpful.

@Eric W. your biggest issue may become counties closing, and how your title companies handle it. Are they adding in execeptions to cover both you and them? Are they treating the closing of the county the same as a long weekend in regards to recording. You should call them and have an convo with them.
