@John Campbell, if he's a licensed broker, why does he need you to form this brokerage?  This is very odd to me.

The current firm you're at may not be OK with you having another brokerage, and may terminate your relationship with them.

As for fees, I don't think there are any outside of what was mentioned plus the State application fee of $250 (if I remember correctly).  If you do this, I'd make sure you pay all the costs, and he reimburses you since you'll be on the hook if he stops paying.

No idea what it's like, but $250 for an annual membership doesn't seem bad at all.  Just depends on what your goals are.

Not sure what additional cost there is to mentorship.

@Maya Bulleit, $500k is a lot of equity and makes me think that your primary residence may not even work as a rental.  Are you sure the numbers make it a good investment?

If it does make sense, I'd buy the cash-flowing MF asset first, to help pay for items 1 & 2.

@Joseph Barthelemy, what's the ARV, where's the property, how much will you be bringing to the table, what's the plan for the exit?

@Matt Wells, I think you should buy it, but I'm obviously biased.  At the very least, you should pay for the search and see if anything exists, and then make a decision on what to do.

Additionally, when you refinance, the title insurance bought only covers the banks interest, not yours.

@Korie Brunet, yes this is a scam.  Any lender asking for a $2k upfront fee that can be refunded at closing is a scammer.  Find someone else!
