@Korie Brunet, yes this is a scam.  Any lender asking for a $2k upfront fee that can be refunded at closing is a scammer.  Find someone else!

Due to the nature of my title insurance business, I get many opportunities for investment into Syndications.  I'm looking for people who are accredited investors that want to invest as LP's, and sometimes as GP's.  Please reach out to me if you have interest in this.

@Adam Craig, what types of commercial property, and what loan amount are you looking for typically?

@Andrew Hamlett, your first suggestion could work with a proper JV agreement drawn up by an attorney. Whatever you do end up doing, if you do not buy the property, make sure everything is done in a rock-solid legal document.

Looking for lenders that provide note on note financing, particularly in NYC. I have clients that are searching for this. Thank you!

@Mat O'Grady, I financed a similar deal in Upstate NY through a local bank. They treated it as a residential loan, even though I bought it in an LLC. I had to put 25%, and the interest rate was a bit higher than if I was going to owner occupy. I'd call some local banks and go from there.

Good luck!

@Dakota Fleming, I have no experience lending in OK, and typically on lend via referral from my client base and friends and family.  The wariness on the internet goes both ways!  You can also check out bigger firms like Civic Financial, Lendinghome, PeerStreet, etc.

@Marie Rufty, a private lender may be the way to go. What areas are you looking in?

@Dakota Fleming, I'd be wary of Aidan as well. Even myself when I offer private money on here. Make sure you get references, and the best place to meet true private lenders is by telling everyone what you do, and going to REIA's in your area.
