@Korie Brunet, yes this is a scam. Any lender asking for a $2k upfront fee that can be refunded at closing is a scammer. Find someone else!

@Andrew Hamlett, your first suggestion could work with a proper JV agreement drawn up by an attorney. Whatever you do end up doing, if you do not buy the property, make sure everything is done in a rock-solid legal document.

@Mat O'Grady, I financed a similar deal in Upstate NY through a local bank. They treated it as a residential loan, even though I bought it in an LLC. I had to put 25%, and the interest rate was a bit higher than if I was going to owner occupy. I'd call some local banks and go from there.

@Dakota Fleming, I have no experience lending in OK, and typically on lend via referral from my client base and friends and family. The wariness on the internet goes both ways! You can also check out bigger firms like Civic Financial, Lendinghome, PeerStreet, etc.

@Dakota Fleming, I'd be wary of Aidan as well. Even myself when I offer private money on here. Make sure you get references, and the best place to meet true private lenders is by telling everyone what you do, and going to REIA's in your area.
