@Brian Keegan, I'm going to take a contrarian view, since a lot of people have echoed the "someone that quickly drops their commission isn't a good negotiator." sentiments.

Since you haven't mentioned your area, if the market is on fire (like most places) they might be willing to drop the commission to get the listing, as it may be a guaranteed payday vs. otherwise.  I'd pay more attention to the pricing part of the equation.  If they stick to their guns on the pricing and can back it up, (even if you want more) it shows true knowledge of the marketplace, and you'll be more likely to get a bidding war or quick sale.  

As for telling the agents, I'd simply say, I'm interviewing multiple agents and picking the one I deem best for the sale.  I wouldn't even mention cutting their commission until you get a full market analysis and what they would list it for.

@Randy G., it did not seem clear in your initial post. Congrats on finding the investors! I would say you still need to run by them what their money is being used for. As for a HML, I assume most would be ok with scenario as long as they get first lien position.

@Randy G., so you got a private lender to invest in a deal, and you have no idea what deal you're doing?  Were any specifics discussed?  Seems a little fishy.  Where did you meet these investors?  Most people aren't throwing $200K to someone with no plan.

@Rich Conley, I think you'd be better off engaging an attorney or title company to handle the transaction for you for a flat fee.  But you can call attorneys, title companies and realtors, and see what some of them offer. Trying to find someone in your area that has done deals off-market to see what they have done.
