I'm not personally buying right now; I'm broke. I'm bringing deals to flippers.
But, in regards to the cap rate in Manhattan, I came across a deal in East Harlem that was 8-8.5% NOI, plus 10,000 more SQFT buildable. Are you buying in East Harlem?
If that's a true cap rate, send it over to me. I'd take a look at it.

@Matthew Porcaro is a 203K specialist. If you need a loan officer recommendation, feel free to reach out.

@Andrei Wogen, a 1% application fee seems high, and ridiculous.
To piggyback off of @Kyle J., a firm offering over $100MM in loans would probably know how to spell million correctly, and would not offer $20K loans.

@Stanley Tong, you may want to also take a look at the 203K loan. @Matthew Porcaro is an expert on this.

Virginia is an attorney-state, so they're usually involved in RE transactions. They would draft all the paperwork for you and deal with the title company. Where in VA is the property, I may be able to recommend an attorney.

@Ryan Dyess, where is the deal? I think retaining an attorney may be a big help in this instance.
