There are still a lot of great properties within an hour of Madison. I live in Portage, and there is quite a bit of potential here. Also, in areas like Lodi, Baraboo, Sun Prairie, Stoughton, Edgerton, and Reedsburg, I am seeing a lot of great properties.

There are a lot of great properties in the Madison area. I am north of Madison and have been seeing a lot of great properties in Middleton, Waunakee, Sun Prairie, etc...

The Madison market is great, Milwaukee also has some amazing opportunities. Especially the surrounding areas. It all depends on what you all are looking for. I live outside of Madison and have been watching both markets for the last year or so. if you have any questions feel free to message me.

Welcome to the BP community. I have been a member of BP for about a year and was also a Graphic Designer, before my venture into RE. You sound like a smart young lady and have a great plan in place. The information that everyone has been giving is great. I agree wholeheartedly with what they have mentioned. The BP books are a great place to start. Last week I read J. Scott's book on Flipping Houses, Brandon Turner's book on Buying Rental Properties, and Josh Dorkin and Brandon Turner's Ultimate Beginners guide to Real Estate investing. All unbelievably well written. Of the 3, I recommend beginning with the Ultimate Beginner's Guide. 

I wish you the best of luck with your journey into flipping. Milwaukee is a great city with some really phenomenal opportunities. The addition of the Amazon distribution center next year is only going to add to an already thriving market.

If they are causing you to question the situation on the first introduction, go with your gut. Don't second guess yourself. I do tend to agree with the others. But make sure to have all your ducks in a row, just in case. If they are questionable now, they will only get worse. I would look at it like a job interview. People tend to show their best side on the initial meeting, then the crazy comes out once the contracts are signed.

I really appreciate the input. I have been working with a mentor or a year, and he has been saying to network, network, network. I find you only get so far in networking as a "wholesaler" without knowing how to properly evaluate deals for the potential buyers. I wouldn't want someone to sell a crappy deal, and I don't want to start off on the wrong foot. I have taken a year to research and learn, so having proper input about what buyers are looking for, what makes for a good deal, is really important at this point. Thank you again.
