@Quashema Watkins I was in this same situation in Jersey City, NJ. I was living in the basement and renting the 1st and 2nd floor. The city got wind of it and and I had to remove the kitchen and the gas pipes had to be behind the wall. They says because it's listed as a 2 family house, there should be only 2 family.
You can technically do it, but if you get caught Fines can be hefty.
I'm living in the basement and my parents on the 1st floor and renting out the 2nd floor. That will be fine.

1. Cozy only charges a fee if they pay with credit card. They can also pay with their checking account which has no fees.
2. Non-online payments, I will have to go collect. Hassle.
3. Cozy will send email receipts. It also emails the landlord when payment has been process by the tenant.

Anytime I hear tenant horror stories, I always ask , do they have a pre-screening process before approving the tenant to move in. Did they verify income and call previous landlords for reference?
You can always outsource everything to a property manager. Any dispute will go through them.
Finding a quality property manager, that's another story.
Is it worth it? I don't know yet.
My tenant is moving out soon and I will be pre-screening and placing a tenant myself. Scary as hell because I also work full time.
It was overwhelming at first but I broke it down day by day and start building my procedures and questions to ask. Also I'm looking for a Landlord/tenant lawyer to draw up a lease and handle any future disputes

Thanks for the tip. I meant Cashier check.
Collect deposit during lease signing. Then I set up Cozy to collect first months rent online and utilities must be transfer to their name before handing over the keys.
Provision sounds good. I will look for a landlord/tenant lawyer to add it to the lease when my tenant gives me the move out date.
It's good to hear everyone is have good experiences with Cozy

My tenant gave me notice that they'll move out soon.
For my next tenant I am using COZY for my rental services.
Can I accept only online rent payments in New Jersey?
I'm planning to only accept bank checks or money order for the deposit.
Rent payment on accepted online through COZY.

Hey BiggerPockets,
I need advice because I received a letter from Mid-Atantic Appraisal Consultants INC.
I purchased my parents 2 family home by assuming their mortgage last October.
The letter states I can be overpaying my 2018 property taxes by $$$ unless a tax appeal is filed before the deadline.
The company states they work in conjunction with state certified appraisers and legal firms to successfully reduce real estate taxes for property owners in the Garden state.
The fee arrangement is handled on a contingency basis where fees are incurred only after my property taxes are reduced.
Does anyone use them before?
Do they reduce your taxes and is this legit?
