Hi Everyone,

I'm looking to do a cash out refi for a quad in memphis. My normal broker has moved on to another firm ( not licensed in TN) so I am looking for any recommendation. Understand that cash out refi might be getting tough, but im looking to network now since im still a few months out. Any help is deeply appreciated.

My partners and I live in California but are looking to purchase / have purchased properties out of state. Should we form an LLC in that respective state or will a CA LLC be enough? We're specifically looking at the Memphis market but wanted to know where it would make the most sense to incorporate. From my understanding, California will charge us that $800 annual fee regardless, but are there specific rules, asset protection and taxation matters that differ by state that I should be consider when deciding on where to incorporate? @Curt Davis and @Lisa S. thank you both very much for your insight. Is there a normal or usual % of rent that Section 8 would cover or is this more of a case by case? 

Hi everyone - I was wondering if any investors or PM have experience with renting SFH to Section 8 tenants in Memphis. Do you mind sharing some of your experiences, pros/cons, etc? I have some interest from section 8 tenants in one of my rentals but have not had any prior experience leasing to section 8. Just wanted to get an idea of how these things typically goes in Memphis before making a decision. I'm also curious to know if anyone has ever evicted a Section 8 tenant before and if that is any more rigorous than usual? Thanks in advance for your input.

Hi Everyone, I’m looking into applying for a fixed rate HELOC and was wondering if anyone has any recommendation on which bank or credit union I should focus on? This would be against my current property in San Jose, CA if anyone has a good recommendation for a local credit union. Thanks in advance!

Thank you all for your recommendation. Just one more question to help me understand something - should I find properties that I am interested in first and then reach out to property managers or can they also help me look for properties that would make good rentals? Of course I would do my own research and run the numbers before making any purchases, but I am more concerned about how “easy” a property can be rented out. If I find a property I am interested in, I normally look for how many other properties in the same area are being rented out and their monthly rent, etc but I get the feeling that local property managers would probably have more insights since they work in those location. Not sure when is the “right” time to seek out a PM during this process - any advice is deeply appreciated, thank you all for your help.
