Property owned free and clear, want to sell for $65k (valued @$75k) to family member with limited to no cash for down pmt. So I contract for $50k, they submit contract and gift letter to lender. Is this possible?

Property not owned free and clear, but willing to gift SOME equity to family instead of looking for down pmt. Sell for $100k (valued @$125) submit gift letter and contract. Is this possible?

@Anna Watkins Good info in the post. Have you used Movement Mortgage or heard personally of them? 

There are MANY forums about hard money, That's where I started.

I also called an interviewed MANY hard money lenders via phone, that way I found out what each of them was looking for.

My credit was not good either, so found I a good credit partner.
