I bought a vacant Quad and Duplex which are adjacent last month.

The property was vacant for two years.

I went to city to pull permits for renovation, I came to know that the current zoning is Single family.

As the utilities are not there on the property for more than six months, the City says

it lost its grandfather clause as Multi family.

Through attorney, I have applied for variance to continue as Multi.

I have the city hall meeting on October 1st.

I would appreciate if any one has any advice on how to present at the city hall.

what should be my lot cost compared to sale price of House.

I did not buy the lot, as the grader said, I have to move all the dirt there.

It was  in Marietta, GA. It did not make financial sense with the area comps.

Hi

I am planning to buy a residential lot, which is dumped with rocks and dirt for upto 8 feet.

Now the lot is equal to road level.

will the soil support a ranch home?

what is the best foundation option for this situation? ( crawl space, slab, basement)

Are there any remedies to make the soil suitable for construction?

Planning to build a Ranch home.

I would really appreciate any inputs/thoughts.

Coming back to my old thread, it has been four years. In the last four years I bought 2 quads and flipped 5 houses with a friend/Mentor.  Got my realtor license 4yrs back. Got recently my Residential contractor license.

Now I am looking for residential lots for construction.

@David Wolf HI David, How did your project go, what was the land development cost.

@Chris Brooks I have not done any land development yet, as I got contractor license I am looking for new construction.
