@Matt Moylan I have a broker but I don't feel she is well versed in rental/ investment policies so I want to see what everyone else is doing to get a better understanding

Do you carry a Homeowner's Policy, a Landlord Policy, Fire Insurance, or another type of insurance for your rentals? I've heard so many different options I'm not really sure what to ask to be quoted.
Also- do you get a different/ separate policy while the property is vacant and being renovated?
Thanks in advance!

@Michael D. Given that this post was 7 years ago I'm curious how the numbers have panned out for you? I'm looking to purchase some older properties as well and have been wondering best practices for budgeting for maintenance and repairs as well

Is there such a thing as getting a conventional loan for multiple properties all at once (or in quick succession of one another?)
Looking to purchase several properties and was hoping to be able to finance some of them

I am looking to purchase several properties at once. Where would I have the best chances of getting financing?
Blanket loan?
Private money?
HML?
Something else???
Anyone done (or attempted) something similar?

@Carl Pickens thank you. The resounding theme I'm hearing is strict screening of tenants (which is supposed to be a best practice anyway, whatever the area) and hands- on management.
