I know of at least three local meetups this month. You should sign up for them on meetup.com. Search for Cascadia Investors Alliance (they have an upcoming event in Seattle, and there should be one in Lakewood later this month). Then also look up Olympia REI Group. I've attended that one in the past, and it's a great group of people. You'll learn a lot from them. Good luck!

Hi Ashley, I'm here in Olympia too, and we had the exact same situation on the last two REOs we purchased. I agree with the other comments; it's standard for the reasons they've mentioned. To get around it, we hired a plumber to pressure test at the same time as the inspection. Our lender also required that the inspector return to check the water before funding, so I believe that happened right before closing, and we were charged an extra $200 for a re-inspection fee. We paid a little more to make it all work, but it was worth it, as these REOs are had to come by around here. Feel free to PM if you have other questions. Good luck!

Hi Trina, When are you moving to Olympia? Sorry I can't help with a vacant rental at the moment. This is still a good way to reach out to investor landlords, and hopefully you find someone to work with. I don't know enough about your situation to give advice, but I do know that rentals go quickly here. You might be better off buying and doing a live-in flip. Not sure if that sounds appealing. Feel free to contact me if you want to talk about the area.

I've been researching Columbia, SC, and I'm ready to purchase an investment property there. As an out of state investor, it would be great to work with a turnkey company. I only know of one in the area, and they don't have inventory in Blythewood, which is where I'd like to buy. I'd like to find a turnkey company or a property management company that can help with more than finding tenants (essentially taking over as soon as the house closes and possibly managing minor renovations). Any recommendations would be helpful. Thanks!
