Let me start off by saying the bathroom is beautiful as is the bedroom! I'm just getting into MTRs myself and another site to list is Kopa. I just listed one of my STRs on there. Furnished Finder will likely be your #1 source though. Airbnb too once you get to that point. Have you emailed the listings to friends and family with links and also posted it on your regular FB (or instagram)? You will definitely need to make sure you have systems in place such as a rental agreement as well and a way to check if the interested parties are good to rent to. I'm assuming you're priced appropriately based on other listings in your area? Furnished finder also has good stats at www.furnishedfinder.com/stats that may help. That may give you an idea of how long it might take. Also make sure your listing is optimized with keywords and all amenities and bullet points. Call local hospitals and ask if they have somewhere you can post the listings. Also call the staffing agencies who are listing any of the traveling nurse jobs. Is there a military base close by? Thats another good avenue for a single person changing their station or on part time assignment. Any refineries? Think about who might be renting and any services they might use. Call those people. I’m in the same position. Currently looking for a place to purchase to use as a MTR in Cleveland. Haven’t decided specifically what neighborhood yet. Planning on taking a quick trip out in the next couple weeks but doing any due diligence I can first. Would be interested to chat and share each other’s thoughts.

I would for sure.  You need to protect yourself and your property. It would be considered a "fee" for being allowed to arbitrage with your property.

Everyone saying the main things I was going to. OTAs like Airbnb work off an algorithm so high res photos AND description are important.  They pick up on key words and how the information is written (write like you are describing the experience so they can see and feel the vibe) and how it is formatted and easy to read (bullet point amenities in different sections). Do a quick search on how to optimize your SEO for Airbnb or other OTAs.  A lot of free information out there and it's important otherwise they wont rank you on the first page when you're new.  Also send to friends and family and contacts and ask them to share and favorite the listing.  Spend time on the page so it's being read. All these things work toward having it rank higher on their pages which is most important when new (and always of course). Email it out and text it to people and get it seen right out of the gate!

Also consider listing the property as a 1 unit, 2 and 1 unit and a 3 unit? So larger groups can book together? If you use a PMS they can list it and calendar it appropriately. Of course use pricing programs and do all the normal back end things so it runs smooth and you offer great communication and customer service to get those 5 star reviews.

Connect with the community and use local goods from shops as an extra touch if it makes sense and they will help support your business as well. 

Google "Top short term rentals in your area" and if any bloggers have written about top 10 lists or the like reach out and see if they revise if they would consider yours. To go the extra mile in the marketing and differentiating is where you will see results.

Researching my next possible investment in this area of Georgia. I’m and RE agent myself in CA. Wanted to see if someone here has firsthand knowledge and/or owns mid term rentals in this area. Or possible short term rental if it makes sense. Doing my due diligence online and calling around but would love to hear from either an RE agent or investor in the area. Any thoughts on the good, the bad or the ugly?

I've been wanting to buy in London but as an American the financial requirements are astronomical between lending, different taxes for being a foreigner and owning multiple properties, the stamp duty etc. I want to own a property I can stay at while in town then Airbnb or mid term let it the rest of the year. Only problem are the crazy amount of funds needed!

IMO it needs to be 10% or higher if at all possible. Where you can really benefit is if thats letting you hold it so you can can have it paid for while it's building equity. Also look and see if your property could be good for midterm rentals like short term nurses or even if you could earn extra money through a location scouting service.  Could be other areas where it can make money for you.

Time is money.  So if you work another job think about if any automated software might help with that and what it's worth to you. Do you need it for 1? No. Would it save you time and stress? If the answer is yes you can always give it a shot.  Either way you aren't married to anything so if the path you choose you don't like you take the other path. Good luck!
