That's exactly what I thought! You hear all of these best case scenario investors that have you believe it's the land of milk and honey. Nobody talks about passing inspections. Research. Thank you @Ian Barnes and thank you BiggerPockets!

I was aware of the crime and puzzled as to why they don't clean up those blocks in pigtown that are problematic. I saw a YouTube video from a community activist group in Washington village that scares me off but there must be deals there that someone can work with. Maybe not me. Your input is amazing. My sole focus is on rental income and I am really considering section 8 (HVC) but is the risk you are talking about regarding violent tenants or them tearing up the property?

@Daniel Montes Hi Daniel, I really want to make sure I buy all cash, for that reason I am looking out of state. No way would I have the cash to invest in Brooklyn, but some here suggest talking to people. Someone is always sending my dad a request to buy his house. Even still these people know the value of their homes. I want to invest in property under 50K. I'm looking at Baltimore, pig town they say is a decent area. Philadelphia may also be good for my type of investing. I couldn't get a loan to buy a fixer upper in the Bronx. List price was 100K and it was boarded up. It's listed right now. There is also a 9 bedroom building with a hole in the side located in east new york for 150k. I can't figure out how to finance that and renovate to make a profit so out of state I go.
Are you trying to buy all cash or finance?

@OnYango Williams what areas do you focus on in Brooklyn? Will Brownsville ever turn around? From what I see not much potential there.

Hi All, My name is Tiffany. I'm new to BP and real estate investing. I am born and raised in NYC and while it's an amazing place to grow up, it's not exactly ideal for small investors like myself. Houses on my gentrified block in BK go for 1.4M!!! With that said I am struggling to find an area that I can travel to easily from NYC and get a good ROI. I can also answer any questions you guys might have about Brooklyn and Queens specifically. Cheers!

Amazing job! I am looking at a deal in Irvington. It's close to Maplewood and Union. I thought it could be my fist deal. Needs a new kitchen, bathroom, some paint, and there is water damage.
What about the crime in Irvington?
