Hey everyone. Hope to get some advice on Camden. It has a horrible reputation and high crime/drug rate, but all of Camden can't be bad. I am seeing some properties located close to Philadelphia and close to the Delaware River. Most of the properties are describes as a low crime area, so I wonder what the real scoop is on Camden.
1. Can there be a decent buy and hold rental in Camden? (experiences)
2. Can I get at least $1,000 in rents?
I see properties I can afford cash and need some guidance?

@Thoai Han You mentioned lawncrest. According to Trulia the area is HIGH crime. What's the deal because I'm seeing properties in my price range but the crime reports look cray.

@Steve Faucette I hadn't thought about it really. It's just my husband and myself. I guess the biggest concern would be making enough profit to be split 2 ways. Us and them. Also it's hard to find trustworthy people.

@Angie Williams Hi Angie, your skepticism is so NY so I get it, but I thought that's what BP was all about sharing and gaining. I've gained so much knowledge in just 24 hours after joining. My profile is incomplete but I'm a journalist hoping to retire in 4 years or less by investing in real estate.
TV News is so depressing.
Sounds like you or someone in your family would be better able to take advantage of such a deal if that turns out to be the case. I don't have the coin apparently to take advantage of it. I'm not giving it up at all. It's not mine to begin with. With that said I saw it on Trulia last week. I wanted both of them but how do you finance a large fixer upper like that and still make a profit? I don't think I can. I have to bring more to the table.
Hope you find them. I just searched under 100K and did a borough search.
