@nicholas lemmond If you can qualify, use the VA loan and house hack. You can borrow from your TSP but once you separate/retire you may be taxed if the loan hasn't been paid. Make sure to elect the loan for purchase of your primary home for the best terms. Keep in mind you have to live in your unit at least a year before you can rent it out. Then repeat... Best wishes!

Had this same issue about a month ago. We are open to pets but the tenants said a friend asked them to watch the dog and then left the dog with them. The downstairs neighbor alerted us that the pitbull (not allowed) was urinating from the balcony. We gave them about 5 days(it was a holiday weekend) to find placement for the dog or we would proceed with an eviction. We follow the lease.

Congratulations on your first duplex! Regarding the quad...You stated "it seems like a good cash flow deal". Is it quad fully rented? Will it need work? Once you are certain about the numbers on it and it's truly a great investment, go back and increase the HELOC you already have and use those funds. No need to reinvent the wheel looking for financing elsewhere.

Great job! It feels great to see it materialize after all the great support from the forums. As a newbie, my goal for the year was 5 units. Will be closing on 15 units by mid September with my eye on another 4 plex. All OOS as well. Keep up the momentum!!!

Thanks all as this is very helpful information. My situation is similar, SFR, buy and hold in West Florida, already set up for natural gas -water heater and stove. Plumber was suggesting to change to electric. Although it will be an extra bill, it will be cheaper for the tenant. Not a low income rental, so I'm thinking I should leave gas vs. changing to electric.
