As a potential investor, my question would be how are you going to ensure my 10% return? Along with the return of my initial investment?
What you are suggesting sounds similar to some of the real estate crowd-funding sites, albeit with slightly different terms. Have you thought about going that route?
Also, before you invest more of your time and effort into formatting your REIT, I would sit down with an attorney. It is worth the $250+/- consultation fee to see if there are other ways for you to structure your idea while limiting liability, or the best way for you to organize your company, along with forms and contracts to protect yourself.

@Blake C. I was wondering more about the properties you did find that cash flow... How did you find them? Actual purchase price vs. ARV? How much do they cash flow... And ultimately, what are your plans for your future?
I know that may sound like a lot of questions, but I know a lot of people around here will be curious as well! We all learn from each other!

Congrats on your success!!! That is huge! The key in real estate (and really at anything you to succeed at) is to keep going no matter how hard it is, learn a lesson from everything you, create a system and develop a healthy, grounded community to support you in all that you do. Even if you fail sometimes!
We all make mistakes, otherwise we wouldn't be human. It is how you deal with your failures that ultimately determine if you succeed or not. Obviously, I am preaching to the choir here! :)
Would you mind sharing some numbers or any tips that you may have for us?
