@Kyle M. Great job! Truly inspiring! I am looking to use the brrr strategy as well but am a little intimidated by estimating rehab costs. Thanks for sharing your struggles and lessons learned.

@Ryan Proffit thanks! Yeah I have been slow to start but I am looking to start accelerating things. Really liking the Brrr method. If you aren’t familiar with it you should check it out. I love this stuff!

I am planning to purchase an investment property in the next few months. My plan is to find a fixer upper, remodel, and refinance using the equity to reinvest in more properties.

I will need a contractor. Does anyone have any good leads in the Kansas City / Saint Joseph MO area?

Pat Jackson that sounds great. Let me know when you are in town! Maybe the 3 of us and hopefully a few others could meet up and at the least, discuss our goals and experiences. I would be happy to give you some insight on the area as well! Jonathan Schneider we have 2 properties currently and are in the same boat, looking for another in the next month or so.

Jonathan Schneider I may have a couple people interested. It would be nice if we could do something relatively informal to start so it wouldn't take much work. So maybe meet at a coffee shop or a bar/grill where you can actually have a conversation. I went to a REI in Lees Summit that Kim Tucker ran a few weeks ago and I would love it if Saint Joseph had something similar! If we had enough investors/ potential investors, it would be a huge incentive for agents, accountants, lawyers, etc to want to be a part of the meetings. Just some thoughts. Do you have many properties here in St. Joe?

Jon Huber , unfortunately we have had some issues with meth labs, but it is in specific areas. As an outsider I can see why this would be a concern but as someone who lives here, it really isn't an issue. There are areas I wouldn't invest in, but there are plenty of areas that are good. As far as buying a home that had a meth lab, that is part of the paperwork here and has to be disclosed. Of course that would mean that there would have been some sort of police reporting or something documenting that there was a meth lab, if the person you were buying a home from was running a meth lab and was never caught they probably wouldn't disclose but hasn't been an issue at all for us! Again, St. Joe may get a bad wrap for that but we live in a great neighborhood and there are plenty of good areas to invest + you get so much more for your money here.

Pat Jackson we, use Donna Farrow. I feel like they do a good job for the most part. When people leave they always have people ready to move right back in. The payment process is kind of slow and this isn't always because of late payments by the tenants. Other than that we have had a good experience, although I have never used anyone else and have nothing to compare to.

Pat Jackson I didn't really address the rental market. It is really good here. Many people rent. We also have a small university here, Missouri Western State University. It has grown over the years so plenty of college students if you are open to renting to them. Also, plenty of families that rent as well. We have had both types of renters and have had little to no issues. We do go through a property mgt company though so that helps!
