For all those who are skeptical don't be. Most of the time the BP community is supportive and positive. Not sure why a few turned so negative on this topic. Anyway, I'll give my 100% honest opinon.

REIreply is real, the support (Susan, David & More) are TOP NOTCH. Best support I've ever had from any software. The software is great. Does it all. It does take a while to get used to but what doesn't? 

I've used it for 3 about months. If you are struggling to make your phone ring, this will help, I can almost guarantee it! 

I was slightly disappointed when I found out it is a whitelabel version another software. Not disappointed enough to leave because they are great people. How did I find that out it was rebranded software? I seen a FB ad  that looked exactly like REIreply so I clicked on it. It was the exact same platform with a different name for only $20. I bought it just to see if there was a difference. There are small differences, but nothing to make me move from REIReply. I have since seen the fb ads from the original software developer that allows you to resell/whitelabel it at a monthly cost. 

This is the 100% truth, but I will not leave REIREPLY simply because of the support, and I have already moved away from other CRMS, RVM, SMS and email marketing to have it all into reireply for only $50/month. 

There are other small fees for text and RVM from the third party provider but all and all this platform is GREAT & I hope to see it continue to grow. 

Oh, and the reason you had an influx of positive comments in here all of a sudden is because David got in the fb support group and asked us to come in here and have his back because he for kicked out of the thread for some reason. That alone should tell you enough about the support the company has from it's users. 

We have enough hate going on in the world today. Don't add to it. Spread love.

I have just posted my first rental "for rent" on the market. First question. I am looking for a solid game plan to collect rent that allows my tenant a couple of options to pay. I DO NOT want to door knock monthly to collect. I have the property listed with cozy.co. If my tenant uses their checking account to pay on cozy it is free. But it takes 5 days to clear the bank. Do any of you guys use that? If so how do you like it? I have also considered giving them my banking account deposit slips for them to drop off at the bank monthly. My concern with that is they will have my checking account number. What do you guys do? This my first rental. I want to be professional and appear to know what I am doing. 

Also, the lease. I don't have one. I am in Indiana if anyone wants to share the one they are using. Where should I get a lease or rental agreement from? I need one that I can customize. Thanks in advance.

Hi BP Community, 

I am looking to do my first deal this week. A wholesale deal. After speaking to the owner, they informed me the property has a$16k judgement against it. The lien is from previous work that was done on the home. Strategy 1 is to get the property at 16k or less and assign my contract to another investor for about $25k.  Strategy 2 is to find out who the lien holder is & offer them $5k-8k to settle and release the lien as paid in full & give give the homeowner $3-5k so they walk away with some cash. I think if it's possible, strategy 2 is a win win for the home owner. (They are very motivated to sell btw.) 

Questions. Is it possible to assign a contract with a lien on it? Should I ask the homeowner who the lien holder is so that I can contact them and offer to settle? Should I tell the lien holder I'm an investor or is that too much information? Where can I go to find out who the lien holder is?  Are there any other strategies you can think of in this situation? Has anyone else done a deal similar to this? If so how did you handle it?
