Hello BP! I'm using this year to study market values in my admittedly broad target area (Thurston and Pierce Counties, WA), in preparation for making my first investment by the end of the year.
Any input on how to go about studying value (selling prices, rental rates) in a given area? I'm looking for apartments 8-12 units, and Loopnet just hasn't been that helpful so far.
Also, are there any agents in this area who would be willing to discuss this with me?
(note: I am living in Roseburg, OR right now, but as a travel therapist, will be moving to WA very soon)

I am looking in Indy because my family lives there and I often fly in to Indiana to visit anyway. It will make my trips back to the Midwest dual-purpose.
In terms of criteria, I am looking for a small B house <$50,000 that rents for ~$500.
