Hey Kelvin,

I have properties primarily in NE Ohio (where I'm from) or in the Southeast (where I live now). The most important thing to understand is there are good deals everywhere, and there's a learning curve wherever you want to start. Ohio is great, as I've mentioned I have some stuff there. But be sure to dive in and do your research not only on the deal, but other aspects (primarily property management) so that you're not flying totally blind.

That all sounds fair and well thought out. I think it's important for you and this guy to understand that while a long-term partnership might be what you both want, the compensation for this deal will be for THIS deal, and not any sort of promise of collaboration going forward. 

Best case scenario is you both work well together and do more and more deals, but that might not end up being the case-- for whatever reason. So, just be clear on expectations with this particular deal.

The good news is the best advice I can give you? You're already doing it. Get started! Congrats on the purchase. I house hacked back in the day myself. You'll have challenges but you'll learn from all of them, and soon you'll be ready to invest in something else. 

The advice I will give is make sure you are in some sort of network where you can have conversations with like-minded people. Bigger Pockets is great for that, but poke around and try to tap in to some local real estate investment groups in your area. If there isn't one, start one of your own. The fastest way to get ahead in this space is in community.

I understand you don't want it to seem like you're monitoring them all the time, but they should understand that it is your property, and there are certain expectations you have of tenants who are in your property. These are some things that should've been laid out in the lease agreement, but if they weren't it's important to actively be communicating with them. That would be important with or without a strong lease agreement anyway. Good luck!

Love this! What a great success story. There's always deals out there if you're willing to swing the bat-- sounds like you found a good one with a seller who just needed to move on from the property one way or the other, and was willing to offer a discount to do it.

You've got to focus primarily on three things:

1. Sourcing deals

2. Sourcing money

3. Refining your operations

Those are the only things that matter when it comes to scaling your rental portfolio. Don't worry about how fast other people are going. Get as many deals across your desk as possible so you can move past the bad ones to get to the good ones. Constantly on the hunt for private money lenders, and making sure the properties you do have are operating as best they can be. 

Keep your head down and be relentless with these three things. You'll get there.
